Sold properties in Genoa Nevada from January 1, 2009 through March 10, 2009

To date this year there have been a total of 4 homes that have sold in Genoa, NV. Two of the homes were located at Genoa Lakes Golf Resort and the other two were located at Genoa Lakes Golf Course. The homes that sold at the Genoa Lakes Golf Resort (formally Sierra Nevada Golf Course) sold for $465,000 for 3213 sq. ft and $550,490 for 2792 sq. ft. The homes that sold at Genoa Lakes Golf Course sold for $433,000(2579 sq. ft) and $700,000 (4333 sq ft).Although the market is very slow we have seen consistent sales at both golf courses on homes that have been very competitively priced. The Montana development by Monterey Development Group at Genoa Lakes Golf Resort is offering super deals on the 9 remaining inventory homes that are still for sale. The current deals at Genoa Lakes Golf Resort start at $440,000 for brand new construction ranging from 2900 square feet to over 4,000 sq ft. The prices at Montana are making it hard for the current re-sale homes for sale in other areas to compete.

2008 there have been a total of 28 sold homes in the Genoa Foothill area. $265 per foot was the average sold price per foot. The highest price property that sold was in the Jobs Peak development in Gardnerville- 255 Forest Hill Way for $2,650,000. The lowest price property to sell was located in the Sheridan Acres development in Gardnerville- 866 Sheridan Lane for $345,000.

Currently there are 98 active listings for sale with only 2 pending. The average list price per foot for the homes for sale is $330/ft. The highest price property currently for sale is located in Genoa at 380 Genoa Lane for $3,475,000. The lowest price property currently for sale is also in Genoa- 452 Genoa Lane for $349,000.

Screaming Deals in the Genoa Nevada Area

With an average sold price of $265 for the 20 residential properties that have sold in the last 8 months in the Genoa area- the best deal going right now is 2858 Voight Canyon Road in the Montana Subdivision at the Genoa Lakes Golf Resort. Listed at $659,000 for 3893 square feet, 5 bedrooms, 4 bathrooms, on .28 acres built in 2007. That brings the list price of this home to $169/ foot which is almost $100/per foot less than the average sold price in the last eight months.

Genoa Nevada has a different real estate market than many other areas. Genoa is a very highly desirable area because of the beautiful landscape and the convenient location, but finding a good bargain here can take some time. Although we are seeing many more families moving into the area the majority of the home owners in Genoa are retirees. Genoa is one of the most expensive areas in the Carson Valley and because most of the home owners are retirees they are not in a hurry to sell, nor do they feel they need to lower their prices due to the economy. In this slow market we have seen minimal reductions, but not the drastic price reductions that have been occurring in other areas where the sellers are more dependent on jobs and need to sell quickly. The Best Places to Eat & Drink in Genoa

Genoa Nevada has five great spots to grab a meal, a sandwich, and a cup of coffee, something sweet or a cocktail!

La Ferme is a full bar and restaurant open Tuesday thru Sunday in Genoa. It offers a fine French menu that is famous throughout the Carson Valley, Reno and Tahoe. The food is very delicious and there are different specials all of the time. The ambiance is cozy as well with a fireplace blazing in the winter and lots of great company year round.

The Genoa Country Store is a local’s favorite. Recently under new ownership the Country Store offers a variety of options including sandwiches, hot dogs, salads, soups, daily specials, breakfast burritos/sandwiches and ice cream. In the summer there are also frequent bbq lunches to choose from. On Friday nights there is wine tasting and open mic night and on Wednesdays it’s Family Dinner night that features a full dinner at a reasonable price. The Genoa Country Store also has a fully stocked market so it is very convenient if you need basic groceries instead of driving into town.

Want a cup of coffee with a scone or some candy? Then the Genoa Coffee & Candy Company is the place to visit. Freshly brewed coffee right here in Genoa will satisfy your coffee cravings. Children and adults love the sweets- homemade fudge, ice cream, taffy, and pretty much any candy you can crave you will find here.

Sugarplum Bakery can definitely satisfy your sweet tooth and can also fill you up with quiche, pot pies, and my favorite the turkey wraps. You can order custom cakes for any occasion and pick up fresh bread baked daily. With great outdoor seating and lots of options Sugarplum is a great place to eat.

Last but not least is the famous Genoa Bar- Nevada’s oldest thirst parlor. Most people that come through Genoa visit the Genoa Bar. It has great history behind it and is mainly all original inside and out! Many movie stars have frequented the bar and some scenes in the movie Misery were even filmed there. Even if you do not feel like a cocktail at least stop by for some water or a soda- it is worth it!

Why Genoa is a Great Place to Live

Genoa Nevada is a quaint town located minutes from Lake Tahoe, Carson City and Reno. It is a magical place to live because there is a real community feeling. Everyone knows everyone else and pitches in with the town to make lots of great community events. From Saint Patrick’s Day until Christmas there is always something going on.

The climate is very mild. We do get the full four seasons, but all are very manageable. Summer usually climbs up into the 90’s with a dry heat and winters can get in the 30’s. We do get snow, but it melts within hours if not a day or two. If anyone wants to see more snow or hit some great ski resorts Lake Tahoe is only 15 miles away.

The scenery is spectacular here. The Carson Valley has some of the best views imaginable. With the Sierra Mountain Range and the lush green pastures of the Valley any direction you look you will be impressed. There are two parks in Genoa- Mormon Station Park and the Genoa Park. Throughout the summer there are really fun concerts in the Genoa Park.
Genoa has two championship golf courses Genoa Lakes and Genoa Lakes Golf Resort. The courses are two miles apart and both offer beautiful club houses, tennis courts, restaurants, and custom & semi custom homes throughout. The Genoa Lakes Golf Resort has a newly opened recreation center with a beautiful full gym, tennis courts, swimming pool, locker rooms and a large conference/entertaining room that is available for all members to use.

Genoa really has something for everyone to enjoy. From ranches, custom homes on a couple acres, golf course homes, patio homes, historic properties and vacant land. It is a great place to raise a family or retire. We love living here and think you would also!
